What to Consider When Choosing a Commercial Shed for a Home Office or Studio?

Working from home isn’t just a trend anymore—it’s become the reality for thousands of Australian business owners. But here’s what most people quickly realise: that spare bedroom or corner of the garage? It’s nowhere near adequate when you’re trying to run a proper business.

Commercial sheds offer a solution. They are manufactured with better specifications, better insulation properties, and offer you a dedicated workspace that helps you draw boundaries between work and home commitments.

But how do you go about picking the right one for your home workspace?

1. Assess Your Space Requirements

Map out exactly what you’ll do in the space. Running a therapy practice? You’ll want a small waiting area as well as your treatment space.

Here’s a tip that’ll save you headaches later: measure everything you need to fit in there, then tack on another 30% minimum. That extra room is what stops your shed feeling like you’re working inside a shoebox. And think ahead a bit—where will your business be in three years? Might you take on staff? Buy more equipment? It’s a lot cheaper to build bigger now than to try expanding later.

2. Think About Insulation & Climate Control

Consider the climate that your area has. Decent insulation keeps you comfortable, sure, but it’s also stopping your expensive kit from getting wrecked by the heat or cold.

Airflow matters as well. Working with anything dusty or smelly? You’ll definitely want some proper ventilation sorted.

3. Plan for Power & Connectivity

Few things are more frustrating than not having enough power or dealing with rubbish internet when you’re trying to work. Sit down and figure out what you’ll actually need to run: your computers, lighting, climate control, plus any specialist equipment for your particular line of work.

Get proper circuits installed. The same goes for the internet. Ethernet cables are your best bet for reliability, but if you can’t run cables, a decent Wi-Fi booster will do the job.

When it comes to lighting, think about what you’re actually doing there. Artists need natural colour rendering. Accountants require bright, even illumination.

Install more power points than you currently need. You’ll thank yourself later!

4. Think About Design & Appearance

If clients visit your workspace, appearance matters enormously. Choosing colours for commercial spaces affects both the impression you make and your own mental state. Neutral exteriors typically blend better with residential properties, whilst interior colours can energise or calm depending on your work.

Think carefully about windows. Natural light is great, but too many windows or the wrong placement? You’ll spend half your day battling screen glare.

Privacy matters, too. Will neighbours be able to see straight in? How much noise will your work create? And be honest, is this going to be an eyesore from the street?

5. Comply with Government Regulations

Don’t get too attached to a specific shed until you’ve checked what your council will actually let you build.

The Australian Building Codes Board states that any outbuilding on residential property must meet the National Construction Code; however, the exact rules vary depending on the location in Australia.

Generally speaking, most councils let you put up sheds under ten square metres without needing approval, but the rules about how close you can build to boundaries and how tall it can be always matter.

If you’ve got a homeowners association, they might also have their own rules on top of council regulations.

Ready to Build Your Ideal Workspace at Home?

Commercial sheds don’t just provide workspace. They transform how you approach your professional life. You get a proper work zone that puts you in the right headspace when you walk in and lets you properly switch off when you walk out at the end of the day.

Take a look at what’s available and find a shed that actually suits what you’re trying to build.
